We know it can be daunting when hiring a property management company. No one wants to be locked into a six-month or year-long contract when working with a new provider. So, if at any time you’re not seeing value in our services, you can simply cancel. 

We feel it’s important that if you choose us from your options of potential property managers, you choose peace of mind. So, if you are not completely satisfied with our services during the first sixty days, you can walk away and we’ll refund 100% of the management fees you paid. Yes. If you already know a trusted tradesperson, we’re happy to use them for repairs and maintenance on your property.

Yes. We take a problem resolution approach to most tenant challenges. Calm and clear communications along with common sense and fairness are usually enough to resolve the issue. However, if a situation escalates, we have an experienced legal team on hand to manage all matters in a cost effective and timely manner, so you can rest assured that the issue is being handled correctly and efficiently.

Yes. We have developed close and trustworthy working relationships with dependable service providers who take good care of us. From painters and plumbers to landscapers and locksmiths, our vendors are typically small companies who are honest, reliable, and fairly priced with liability insurance and satisfaction guarantees. 

Yes. We can provide you with a variety of accounting reports depending on your preferences, all securely stored in your personal online Owner Portal through our property management software. You’ll also find copies of all invoices and other documentation available for you at any time. If you prefer to work offline, we can also mail a monthly statement to you at no extra charge. Each year, you’ll receive a detailed cash flow statement and 1099 form that lists all your tax deductions, such as the management fee, maintenance and repairs, advertising, insurance, and legal fees.

We inspect the premises periodically as a part of our services. We observe any routine preventive maintenance that may become necessary and inspect the tenant behavior to ensure the terms and conditions of the lease are being met.

We are on-call around the clock for any emergency services pertaining to your property. We handle minor repairs, and maintenance as well as renovations and reformatting. The life of your investment is our primary concern.

“Bad” tenants cause property owners operating losses. We believe in thoroughly investigating prospective tenants and selecting the highest quality tenants; this results in a significant reduction in the losses from rent delinquency and tenant incurred property damages. With pertinent information we supply, you can make a well-informed decision about your new prospective tenants.

Upon your approval, we will prepare and execute all the necessary lease paperwork.
With the tenant present, a thorough inspection of the property prior to move in will be conducted. A statement of the condition and inventory check list is completed and is verified, and signed by the tenant. At our option, we will photograph or videotape the property inside and out to visually record the condition of the property.
