Our 24-hour repair center protects your rental property around the clock and keeps residents happier, so they’ll stay for longer.

When your tenants have a repair concern or for after hour emergencies, they can call our 24/7 repair center, or they can choose to submit requests from their tenants’ portal. If the repair required is under $500 for a single item, we will handle it without bothering you. If the single item repair costs more than $500, we will contact you with details and ask for approval. Rest assured that if the situation is urgent, we will act quickly to remedy the situation and inform you of what steps we took and why.



We are happy to assist in preparing the property for rent with our professional, reliable vendors. The below items must be completed before we rent any property as part of our rent-ready requirements.

1. Professionally repaired, maintained, and cleaned to ‘hotel room ready’ condition.

2. Carpet professionally cleaned, smelling and looking fresh.

3. HVAC system to be in good operating condition with a new filter.

4. Doors and locks all function properly with one key for property.

5. Doors open and close smoothly with doorstops.

6. Windows must open, close, and lock properly with window screens being in good condition.

7. All painted surfaces fresh with no miss-matched, touched-up areas and repainting is done corner to corner.

8. All windows should have vertical blinds, horizontal blinds or shutters. Curtains are undesirable as they can be dusty, moldy, cause allergic reactions, and prolong vacancy.

9. No personal property left in the property to include furniture, knickknacks, toiletries, shower curtains, cleaners, soap dispensers, etc.

10. No lawn care items or equipment such as mowers, hoses, tools, fertilizer, bug killer, etc.



11. Garage floor swept.

12. Lawn cut, cleaned, bark chips covering dirt, trees trimmed and not touching the property.

13. Combo smoke/CO detectors installed on walls in each bedroom, hallways, living areas, and near CO sources. No plug-in units.

14. Sliding door must have vertical blinds for privacy and security.

15. All light bulbs work inside and out.

16. Bathroom caulking must be fresh, clean, and free of any mildew.

17. All mechanical components are plugged in and working as designed to include HVAC, plumbing, electrical, appliances, water softeners, sprinkler systems, fans, gas fireplaces, water filtration systems, etc. Any item that is not operative will be replaced, repaired, or removed.

18. Safety railings are strong and secure.

19. Lastly, if you provide it you must maintain it. 

This list does cover every rent-ready item, but covers some of the more important, and often overlooked, items.
